Map → Add street → My Book. A deal you control starts private at Intake. Sign in → /map → Add a street address / Add deal. The deal lands on My Book (private) at Intake, then confirm it on CRM. /submit-deal is Submit inquiry for the public, not the operator loop. Empty book until you add one is honest. Skip DEMO pins. No Deal Party Lock on first Add. /submit-deal is a public inquiry, not an own-book add.
What happens after Submit inquiry?
Inquiry submitted is not a deal added and not added to your book. An operator reviews it. Not an offer. To put a deal you control on your book: Sign in → Map → Add a street, then confirm My Book → Intake.
Why is my book empty?
Empty is honest. The operator net is not an inventory storefront. Next: Add a street on Map. We do not invent pins. There is no vacant feed. County-only stays off the shared net.
Where do vacant streets come from?
You do. Map → Add street → My Book stays the one path. You type a real street you found. A-LOT does not list vacant parcels. Paste a public county or GIS link you already opened. It stays on your book and is not a listing. We do not invent vacant pins. There is no vacant feed. County-only stays off the shared net. No skip-trace. Not a marketplace. Do not paste a third-party listing you do not control.
How do I undo Add to my book?
Add to my book makes a copy on YOUR book. Open that copy and use Remove from my book, then confirm. That soft-removes your copy only — it does not take down the other operator's live listing. You cannot wipe the network.
What should I do on a fellow operator listing?
1) Request packet — that is the other operator's opt-in listing. Sign in returns you to that listing. It does not add a deal. 2) Add to my book — a private copy on your book after you sign in. Removing your copy does not remove their listing. 3) Open thread. 4) Closer / JV only on YOUR book. No phones, emails, or SMS.
How do I close a deal on my book?
On a booked street, one next action at a time: Verify address, Next stage, Assemble packet, Record a reference note, Find closer, then Mark Closed when the desk gate says so. Private book. Not a charge today. Start to finish on YOUR book: Map → Add a street address → My Book → acknowledge counsel prompts (not advice) → acknowledge the purchase contract and record a contract reference before Evidence satisfies the Closing packet → hire a licensed closer → record a title-proof reference (recorded deed or closing confirmation) and bind it to the checklist. A-LOT stores a reference note and a fingerprint of it. It does not store the document. Keep the original with your closer. The JV PDF is a separate file upload. Closing packet checklist (FL, then AZ) lists required docs, reference slots, and mark-complete → evidence strip (claimed parties beside recorded references; Mark Closed stays off when a reference is missing or conflicts with the claim) → Closing packet complete → mark Closed when the desk gate says so. FL, AZ, and TX Find licensed closer links are public directories (DFS, DIFI, TDI) plus a county recorder hint. Not a ranked closer directory. No intros. No Send and no SMTP. Copy templates are paste-yourself only. No outbound Send, email, or text. We don't perform title searches. Closed on desk is not recorded title/deed. Recorded on the deal, not collected. Can I put my deal on the shared map?
The signed-in operator net and the public open book are different rails. Operator-net can show a LIVE street-address pin on your book without sharing it publicly. The operator net is not vacant inventory. Public GET /deals/open-pins stays empty until you opt in (off by default) on a geocodable street-address deal you control — including Intake. We geocode the address — you never type lat/long. County-only stays off. Operator software, not a brokerage, not an MLS, not legal advice. Do not scrape or paste third-party listings you do not control.
What should I decide next?
What the parcel is worth on your record, why it is listed, who is attached, and the next verification step. Empty fields stay empty.
What is the closer next-step?
Optional on signed-in add-deal. After a street-address deal is on your book, you can name a closing attorney or title/escrow you already use. A-LOT may suggest a kind from the state (GA/SC/NC/AL attorney; AZ/TX/CA/NV title/escrow) and you can override. FL, AZ, and TX also show public find-links (DFS, DIFI, TDI) and a county recorder hint. It never assigns a firm. Not a ranked directory. No intros. No Send or SMTP. Copy templates are paste-yourself. Not a lawyer directory, not legal advice, not brokerage.
Can I put a JV on my deal?
On a deal you control, upload your own JV PDF. Fellow operators who can already see that deal see that a file exists and the next step is collaborate/close. A-LOT does not email the file or broker the deal. Not a listing mill.
Is A-LOT.io a brokerage?
No. Software tooling for operators — not brokerage, legal, securities, or investment advice.
What is the operator invite / software referral?
Invite operators. Referral payouts are not live. When someone you invite verifies an account, a software referral credit may be recorded. Nothing is paid out. A 2% share of A-LOT's Success Fee on a referred operator's closes is defined in the product and is not enabled. It is not a kickback on your own deals. This is a software referral reward, not a real estate commission or brokerage referral fee.
What does A-LOT not guarantee?
No certified ARV, title, flood, utilities, or legal access. Those stay unknown until a source field exists. No invented deal counts or market totals. Buyer signal is 0 when unknown. DEMO parcels are labeled and are not the inventory storefront.
How should I treat data confidence?
On-file vs not-on-file only. We do not claim a third-party flood or title feed on this page.
Is the platform fully open?
A-LOT.io is live. Empty pipelines and metrics stay honest (verified API only). Public education stays open; operator tools require authentication.
What is the CRM surface for?
Seller-to-close operating layer: intake, pipeline discipline, and activity control. Buyer matching is not this page.
How do I reset my password?
From Login use Forgot password? — or open /forgot-password. We email a one-time link. Staff never ask for seed phrases.
Are the Terms legal advice?
No. Read the Terms of Service and Privacy Policy. They do not create an attorney-client relationship. For a legal question, hire licensed counsel in your jurisdiction.
How does the county shelf work?
Find off-site, then book the street on-site. The Guide and the signed-in map list official Florida and Arizona property appraiser and tax sites: Polk, Lee, Charlotte, Highlands, and Marion, then Maricopa and Pinal. Each link opens in a new tab. Come back and Add street. We do not import those lists and we do not invent pins.
What is a stage-stall hint?
On your own book, a soft badge appears in the deal drawer and on the My Book row when a deal has sat idle in its current stage. Idle is the time since the last stage change or desk update already stored on the deal. The hint names the next close-readiness item, including the next action when that item is still empty. It is in-app only. No email, no text, no push. A deal with no activity timestamp shows no badge.
What is a diligence preset?
On a lot, one click applies the vacant residential checklist. On land, one click applies the acreage checklist. You tick the items. They stay on the deal as desk fields. Checklist only. Not legal or brokerage advice. A licensed closer or counsel is still recommended. Ticking the list does not mark the deal Closed and does not unlock the verify or packet gates.
What is the private find log?
On a deal you control, source chips (Infill, Absentee, Tax list, FSBO, Other) and an optional http(s) find-link stay on your book as a private note. The find log is a chronological text list of sources you tried. It does not place a pin, it does not read coordinates, and it does not import a list. Sign in to use it.
How do I work an infill or leftover lot?
Open a county property appraiser or GIS and look for a vacant parcel inside a built-out block — an odd leftover lot, not a catalog. Read the public card off-site. Grab the situs street from that card and type it into Add street. The county list stays on the county site. Lists stay off A-LOT. Florida first, then the same public-card habit in Arizona. How do I work an absentee out-of-state owner?
Open the public parcel card and compare the mailing address state to the situs. An out-of-state owner on a vacant lot is a lead you work off A-LOT. Type only the situs street you verified. How do I work a tax-lien or deed-adjacent list?
County tax collectors publish lien and deed-adjacent lists. Open that list off-site, then verify the parcel on the property appraiser or GIS. Book only the street you verified yourself. On the map, Capture a deal focuses Add street. Paste the situs street when your browser allows the clipboard, or type it. A listing URL saves as a private find-link note only — it does not create a pin and it does not fill the book until you type the street.
